What we found

The landlord’s proposed increase was built on evidence from a period when the market was moving in the landlord’s favour. By the time the notice arrived, conditions had shifted. Asking rents in the precinct were softening, vacancy periods were extending, and incentives were rising—none of which the landlord’s evidence reflected. The proposal was no longer supported by the current market conditions.

The current lease terms created further challenges for the tenant. A ratcheted face rent review clause prevented the rent from falling below its current level, regardless of where the market sat. 

Left unchallenged, none of this would have been corrected.

As the only valuation firm working exclusively for the tenant, we identified this client through our own proactive outreach, they were not even aware a service like Rasalan existed. Working within the constraints of a tenant-unfriendly lease, we built an evidence-based position the landlord couldn’t reasonably refuse, with agreement reached in 29 days.
